We will discuss your ideas for the project, if you already have plans drawn up we will go through all aspects of the design to ensure nothing is missed in our quotation. If you’re just at the idea stage and need help with the design and planning application process, we can certainly help with this and make everything goes as smoothly as possible.

If you need help transforming an initial idea into a formal architectural plan, we have fantastic experienced architect partners we work with that will help create your dream space. Once we agree upon a high level design we can then provide you with a quotation. If you decide to accept our quotation, we would then require a fee to cover the costs of the architectural design, planning and building regs submissions.

If any of the works involve walls which divides your property from your neighbours’ property or if you’re having to build a new wall on or near your property boundary, then you may need to serve your neighbour with a party wall notice. Your neighbour has 2 weeks to respond to the notice and can either approve it or request a surveyor to prepare a party wall agreement, this will be at your cost so it preferable to be on good terms and arrange approval without the involvement of a surveyor where possible which also saves time. Once contracts are signed we will require a 10% deposit payment for building works to begin.

Before commencement we will discuss any specific concerns with you regarding areas to be protected any other things you need assurance off. We will talk you through how we intend to approach the build to ensure minimal disruption to your life should you be living at the property during the works. We will ensure areas of the site are protected where required, arrange delivery of skips and the erecting of scaffolding where appropriate. As works progress we will request staged payments during each milestone as set out in the plan, where possible we will ensure these milestones co-inside with the relevant building reg sign off stages.

Once we reach near the end of the build we will inspect the works with yourself and create a snagging list of any areas requiring touching up, we will ensure these are completed before leaving the site. Once completed our work will be covered by our 10 yr. structural guarantee and 12-month internal works guarantee.
